Important updates are coming to Development Applications (DAs) submitted within the MidCoast region. From 1 August 2025, all planning professionals, developers, and consultants must comply with stricter DA lodgement requirements set by MidCoast Council.
These changes are being introduced in response to the NSW Government’s Faster Assessments Program and the Minister’s Statement of Expectations. Both initiatives aim to streamline planning processes and reduce delays in assessment times.
What’s changing?
- Complete Submissions Only: All DAs must be fully prepared and submitted in one go through the NSW Planning Portal; piecemeal or incomplete lodgements will no longer be accepted.
- Strict Fee Payment Deadline: Application fees must be settled within 3 business days after receiving the invoice. Failing to do so may result in the DA being returned.
- Time-Limited Information Requests: If additional details are requested after submission, applicants will have only 14 calendar days to respond. Delays beyond this period could lead to the application being refused.
What this means for applicants
There’s now less flexibility to revise or add to your application once submitted. The expectation is to get everything right the first time, making thorough preparation more important than ever.
